California Association of REALTORS® Business Meeting
Coronado’s very own, Gerri-Lynn Fives attended the California Association of REALTORS® Business Meeting in Indian Wells at the end of January and provided the following update:
I just attended the California Association of REALTORS® Business Meeting in Indian Wells this past weekend. I am the Regional Representative for the Standard Forms Forum on Forms Committee and there was interesting and helpful dialogue with regards to the new forms. Below is a summary of changes for you to apply in your business:
There is confusion about the numbering scheme for successive buyer and seller counter offers. While there were different opinions about what scheme should be used for example 1,2,3,4, or seller counter offer 1, buyer counter 1, etc., the following was decided: The Standard Forms Advisory Committee (SFAC) recommends pre-numbering of the 6 Buyer Counter Offer (BCO) and Seller Counter Offers (SCO) forms in the ZipForm library. The SFAC further recommends that the flow be seller counter 1, Buyer counter offer 1, seller counter offer 2, buyer counter offer 2 etc. So the next obvious question is what if you have more than 6 counters on each side ~ the answer write a new offer.
With regards to the Possible Representation of More than One Buyer or Seller (PRBS), Possible Representation of More than One Seller (PRMS) and Possible Representation of More than One Buyer (PRMB) ~ the committee voted to have only the PRBS and remove the PRMS and PRMB from the library.
A new Residential Listing Agreement (RLA) will be released in April.
